Online presentation by an American lawyer for BSPU students and teachers

On March 12, an online presentation by American practicing lawyer Kevin Dunleavy was held on the legal aspects of real estate regulation in the United States as one of the foundations of the democratic system.

During the event, the American speaker reviewed the main federal laws that ensure transparency and integrity of financial transactions in the real estate sector. In particular, it was noted that the Consumer Financial Protection Bureau (CFPB) monitors compliance with lending laws, the Fair Debt Collection Practices Act (FDCPA) protects debtors from abuse, and the Real Estate Settlement Procedures Act (RESPA) provides buyers with access to clear information about housing costs.

Particular attention was paid to state and local regulation, including realtor licensing, contract rules, and consumer protection measures. Zoning issues, tax obligations of property owners, and anti-fraud mechanisms, including the RICO Act, which applies to illegal transactions in the housing market, were also discussed. The presentation also touched on the tax aspects of commercial real estate, including depreciation, deductions and tax deferral in case of re-investment in similar properties.

During the intense scientific and practical event, BSPU teachers and students, primarily from the Faculty of Social Sciences and Humanities, freely communicated with the American lawyer on current issues of legal regulation of the real estate market in Ukraine and the United States.

Kevin Dunleavy, who has been actively cooperating with our university since 2013, expressed his active support for BSPU and Ukraine in these difficult times for our country. He also expressed confidence that he will be able to give the next lectures offline in our native Berdyansk.
